I have a new neighbor living next door to us with his family member, and he wants to have sex?

I'm 16 and he's 17. I wouldn't mind doing that with him, he;s cool and all and we really click, but something just seems strange about it considerinng he's next door.

What would you do? What should I do?
What are some Pros and Con?

(By the way, he wouldn't be my first)
