Is it the Tenant's responsibility to pay for a painting fee in the state of

Washington? Can Landlord charge me for a painting fee after terminating my lease? The cost is $800 for a 750 sq townhome. Does this sound reasonable? There are a few nail holes on the walls from hanging pictures and 2 big holes that will need sheetrock put in. I understand those are my responsibility to pay. However, I feel i should not be charge for the painting fee. The lease doesn't state anything about nail holes or painting. Will this be consider "damage"?
If not, then why I am I being charge for a painting fee? Please help?

Depends on what constitutes normal wear and tear. If you were there only a few months, and the paint was in good shape at the time and now isn't, expect to pay for repainting. If you were there for ten years, no. In-between -- it's iffy; try to negotiate.

Nails holes are considered damage...not wear and tear. Maybe the damages are so great that the landlord has no other option but to repaint.

This sounds ridiculous. If the charge wasn't mentioned in the original lease, you can't be charged for it after the lease is terminated.
