most rental communities don't allow you to sublet. Which means you can't rent out the living room. The only way you could have someone in there is if they were your spouse. Otherwise you must have a 2 bedroom 2 bath apartment. Plus what you plan to do will, in most instances, not work because it's too small a place plus people will want to make noise, bring in their friends, take advantage of you and leave you with paying the entire rent since they know you aren't supposed to be doing that. Plus if found out you may be without an apartment (they will throw you out).

if your in need of money to help with the rent i would get a sofa bed and let this person sleep there. with the understanding they would keep it clean at all times . the only problem is privacy for both of you., hope you are the same sex to make it easier
