What is the process for renting a property and how long will it take i.e.

obtaining references etc? About to sell our home and moving over 300 miles away, have never rented before but all local lettings agents want us to pay for obtaining references, which limits us to only those houses on their own books. Can we provide our own references somehow and how long should we leave to start looking at properties, applying for references and signing paperwork etc without risking having no new home to move into upon completion of our sale?

Renting is very simple, just visit the owner and tell him you need to rent a unit. Some landlords admit blindly, others scrutinize every detail to avoid bad tenants.

If you need references, tell him, You were a landlord and give him a reason for renting, such as, I got a job transfer, etc. Most will understand and providing false reference will only hit you back hard, if the landlord decides to call the inexistant landlord, your in a pickle.

If your dedicated and wiling to pay then this could all be done in 24hrs or less if everyone works together and your wiing to pay for motorcycle couriers, there is no set time just cooperation from al parties..... but usually if just left to normall actions it will take maybe 5-10 days.

My cousin is now a millionair 60xs over he belives if something is legal then its viable and possible....

I would rent a motel room for a week or so while you make applications. Many will want you to pay for the background checks so be ready for it. I would never accept applicant-provided credit/criminal check.
