My dad owns a small business that he rents a spot on a lot for. This lot has

sold and he is told...? He is being told that he has 3 days to discontinue opertation and 14 days to move his building off their lot. He is in Oklahoma and my Question is is this time frame they are giving him legal. If not were do we find the information to support him telling them so. He did not have a contract with the former owners of the lot. Thank You

No, it is not entirely legal. The 3 day provision is not, but the 14 day provision is. Oklahoma does NOT provide much protection for tenants. HOWEVER, he may be able to get damages from the former owners for breach of contract. The contract was formed by their continued acceptance of his rental payments, and he could only recover for one time period (if he pays monthly - he could only get one month). Please have your father visit an attorney near him. An attorney near him can help him a lot better than anyone else because they know the jurisdiction & are familiar with the temperament of the local court(s).

He has a contract, it's just not in writing.

It's called a month to month tenancy.

Look at the laws for OK - see if they have a Commercial Tenant's Act. If they do, it's likely that there is a prescribed way to terminate a tenancy and it doesn't look like they've done it the prescribed way.

(In Ontario, Canada, the Landlord must give 30 days notice in writing)

Well since he didn't have a contract he probably will have to go, that said that seems (at least to me) like a short notice and truly unreasonable time to undertake finding property and moving the building,

he may want to talk to a lawyer and see what would be the chances of getting a court ordered extension to a "reasonable" time, maybe 30-60 days?

A lawyer with past experience in similar circumstances is really the only way to know for sure though, my answer and others are only opinions and you need advice under Oklahoma law
